Completed apartment ready for settlement with a coordinated furniture package

What Happens If Your Furniture Arrives Before Settlement or Building Access?

If furniture is ready before settlement or before the building will let you move in, do not assume it can simply be delivered to the apartment. The clean solution is to pause delivery, confirm storage and redelivery costs, and rebook installation only after legal possession and building access are real.

What should you do first?

Call the furniture provider and building manager before the truck is dispatched. Ask whether the order can remain at the supplier, move to a warehouse or be rescheduled. Get any storage, handling and redelivery charges in writing.

If settlement itself has moved, confirm the new timing with your conveyancer or solicitor. Property-law details differ by state and contract, so this is not a place to rely on furniture-company assumptions or forum advice.

Why can a one-day timing error become expensive?

A whole apartment may involve a large truck, installers, lift bookings and several hours of labour. If the team arrives without legal or building access, you can end up paying for failed delivery, storage and a second installation attempt.

Industry logistics providers such as OPEN4 separate warehousing, transport and installation precisely because each stage has its own timing and responsibility.

Should you book furniture delivery on settlement day?

Usually it is safer to leave a buffer unless every dependency is firmly confirmed. Settlement can complete later than expected, keys may not be immediately available, and building move-in rules can be independent of the legal transaction.

A recent r/AusProperty thread about final-inspection timing shows how close to settlement access questions can remain uncertain. Reddit is anecdotal, but it is a useful reminder not to make a logistics booking depend on a property event you do not fully control.

What should your supplier agreement say?

  • When the goods become ready.
  • How long the supplier can hold them.
  • Storage cost after that period.
  • Notice required to change delivery.
  • Failed-delivery or redelivery charges.
  • Who books building access.
  • What happens if only part of the order is ready.

For off-plan buyers, negotiate these points before placing long-lead orders. DORSA's guide to buying furniture before settlement explains how to separate procurement from physical installation.

What if the furniture cannot be stored?

Ask whether staged delivery is possible, but do not accept a fragmented plan without checking the building. Multiple deliveries can create more lift bookings, more damage risk and more time on site. A third-party warehouse may be cleaner if the order can be consolidated for one final install.

Use the apartment furniture delivery checklist once the new date is known.

Bottom line

If the furniture beats the apartment, protect the furniture and reset the logistics. Confirm storage, costs and the new installation date in writing. Do not send furniture to a property until you have possession and the building has approved access.
