The intention is to solve the room properly without turning it into a renovation or a drawn-out sourcing exercise. DORSA will shape the layout around the supplied dimensions, build the right seating package, and fully coordinate the pathway from Australia through to final installation in New York.

HOW DORSA BUILDS THE ROOM

DORSA structures each furnishing plan around the size of the space and the level of finish required. This keeps the package intentional and prevents a smaller room from being overfilled.

At approximately 15.4 sqm, this living room sits inside DORSA’s Zone Kit scope. It can remain a focused seating edit or expand into a complete room without changing the overall project pathway.

WHY THIS APPROACH MAKES SENSE

The room is currently empty because the right sectional has not appeared yet. This is the cleanest point to solve it properly: one coordinated direction, one landed package and no separate product sourcing, freight, delivery or installer management.

The key pieces were already going to be purchased. This approach simply turns that spend into a finished result, with DORSA carrying the difficult parts.

CHOOSE YOUR WAY IN

No budget was set during the initial conversation, so the options below are deliberately different. One completes the room, one keeps the package controlled, and one includes only the initial direction originally requested. Every option retains the DORSA Private Partner Inclusions. All amounts are presented in USD. Package ranges include room planning, delivery, installation, and taxes. Applicable final building-access requirements are confirmed before the fixed order price is issued.

PRIVATE PARTNER TERMS

Project Scope The approved option defines the pieces, services and New York delivery pathway.

This proposal covers the selected furniture provision, delivery, installation, styling, or hybrid furnishing package for the property outlined in this proposal. The agreed package will guide the furniture direction, budget allocation, procurement approach, styling selections, delivery planning, and final presentation.

The intent is to achieve a premium, high-end presentation within the required 8-12 week timeframe from date of engagement, using the most cost-effective approach available without compromising the overall look, feel, and standard of the property.

Any items, rooms, services, upgrades, installation works, trades, or additional styling requests not specifically included in the selected package may be quoted separately.

Package Selection The selected option becomes the furnishing direction DORSA develops and fulfils.

Selecting an option authorises DORSA to refine that package into the final product schedule. Tina may revise pieces, finishes and configurations inside the selected scope before the order is locked. Once signed, the selected package becomes the approved direction for the project.

Package pricing is presented as a range during the proposal stage.
By signing and selecting a package, the client secures that package within the stated price range, meaning the final project price will not exceed the upper end of the approved range unless additional services or variations are requested by the client.
The exact project price will be confirmed and specified in the first invoice or stage payment once final allocations and selections have been confirmed based on the client's needs.

Final furniture, styling pieces, and finishes may be adjusted by DORSA to suit availability, timeline, budget, access, and presentation quality. Where an exact item is unavailable or unsuitable, DORSA may recommend an equivalent or better alternative that maintains the approved design direction.

None of the above events will cause the price to exceed the ranged signed for at engagement.

Payment Structure and Guarantees 50-40-10

All projects follow a 50-40-10 structure:
50% of the package cost is paid within 3 days of engagement to lock pricing.
(Pricing may change if this timeframe is exceeded due to availability, etc)

40% is paid after the client has approved product allocations, direction, and any adjustments.
(Dorsa must confirm the installation date within 3 days of this payment)

10% is paid after delivery, installation, and handover are complete.


As a Project Confidence Guarantee, the final 10% is waived if DORSA fails to complete handover within one week of the timeframe specified in this proposal (from date of engagement). The client reserves the right to make any adjustments, changes, or tweaks (with no change in cost) up until the installation date has been confirmed by DORSA.

Private Partner Inclusions The accepted option includes the selected furniture package, delivery, installation, styling support, and package-level substitutions before final approval. As goodwill and client incentive, DORSA includes the following at no extra cost:

Private Partner Arrangement An honest review, one collaborative launch moment, and approved finished-room imagery.

This plan is offered as one of DORSA’s five initial overseas Private Partner placements. Tina is never required to provide a positive review.

Following installation, the arrangement includes an honest review of the products and experience, reasonable participation in one collaborative DORSA post or an agreed equivalent, and permission for DORSA to use mutually approved imagery of the completed room across its website, social channels, portfolio and sales materials.

Captions, imagery and identifying information will be agreed before publication.

Timeline Target installation confirmed with the Partner, and is active from approval, subject to production and freight.

Timing depends on the selected package, custom production, product availability, international freight, customs clearance, building access and installer scheduling.

DORSA will issue a working timeline after package selection and provide updates at each major milestone. An expedited pathway can be reviewed where commercially feasible.

Provisions, Availability, and Substitutions Any substitution must preserve the approved function, quality and visual direction.

Furniture and styling pieces are subject to availability at the time of approval. Natural materials, fabrics, timber, stone, finishes, and handmade items may vary in tone, texture, grain, size, and finish.

Reference images, renders, moodboards, and proposal imagery are used to communicate the intended direction and DORSA catalogue. They are not a guarantee that every item will be identical unless specifically stated in writing.

DORSA may substitute unavailable items with suitable alternatives to protect the presentation quality, timeline, and approved budget.

Fixed Cost and Unlimited Revisions Flexibility to substitute applies to anything within the predefined scope.

Unlimited product revisions apply inside the approved scope, finish level, budget direction, and project intent.

Revisions do not include additional rooms, increased scope, new design directions, structural changes, or client-requested upgrades outside the accepted package.

Ongoing Cleaning and Maintenance (If Included) DORSA MAXI is designed to keep the property presentation and pieces sharp after installation.

Where DORSA MAXI is included in the selected option, it provides post-installation care and maintenance support for DORSA-supplied furniture and styling pieces within the approved project scope.

DORSA MAXI is designed to keep the property presentation sharp after installation. It may include professional upholstery cleaning, spot treatment, fabric and material care, light furniture maintenance, structural checks, minor adjustments, tightening, reset recommendations, and general upkeep support for eligible pieces.

DORSA MAXI applies only to items supplied, installed, rented, or managed by DORSA as part of the approved engagement option. It does not apply to existing client-owned furniture, third-party items, building defects, flooring, appliances, joinery, walls, electrical works, plumbing, landscaping, general household cleaning, or unrelated property maintenance.

Unless otherwise stated in the selected option, DORSA Maxi runs for 6 months from the date of handover. Extensions are given with a 25% discount for any duration (6months, 24months)

Standard DORSA Maxi support includes:

  • Maximum one scheduled care visit every 2 weeks during the active term at zero charge
  • Basic spot cleaning and upholstery care for eligible fabrics
  • Light maintenance and adjustment of DORSA-supplied items
  • Presentation reset advice where the property is being used as a rental, display, sale-preparation, or furnished investment property
  • Full replacement or repair support where an item has been damaged, marked, moved, misused, or affected by tenant/guest activity

Additional callouts outside the included allowance may be charged at the current DORSA Maxi callout rate. Additional costs may also apply for urgent attendance, after-hours work, major repairs, freight, re-delivery, re-installation, or replacement items.

Damage caused by third-party cleaners, weather exposure, or relocation by non-DORSA parties may be charged separately at repair, cleaning, replacement, or recovery cost.

The client must notify DORSA as soon as reasonably possible after any spill, stain, damage, or issue is discovered. Delayed reporting may reduce the chance of successful treatment.

DORSA will make exceptional efforts to clean, repair, maintain, or improve eligible items under DORSA MAXI. However, DORSA does not guarantee full removal of all stains, marks, odours, dents, wear, fading, fabric movement, stone variation, timber movement, or damage caused by use, environment, tenants, guests, or third parties.

Where an item cannot reasonably be cleaned or repaired, DORSA may offer replacement, exchange, restoration, or an alternative item. Any replacement, restoration, or exchange cost (if not free) will be confirmed before proceeding.

DORSA MAXI appointments require reasonable property access, parking, lift access where required, and a safe working environment. Failed access, late cancellation, restricted access, waiting time, or site conditions that prevent the visit from being completed may result in a missed visit fee or additional callout charge.

DORSA Maxi is attached to the approved project and active term. It cannot be transferred to another property, owner, tenant, project, or unrelated furniture package without written approval from DORSA.

Site Access and Installation Although the client is not required to be present at delivery or installation, the client is responsible for ensuring the property is accessible, safe, clean, and ready for delivery, installation, styling, and collection where applicable.

The client must notify DORSA in advance of any access restrictions, lift bookings, loading dock rules, building management requirements, parking limitations, stair access, fragile surfaces, or site conditions that may affect delivery or installation.

Additional costs caused by failed access, waiting time, re-delivery, difficult access, or incomplete site readiness may be passed on to the client.

DORSA conducts normal installation practices, including the use of before and after photos of the site.

Changes and Variations Any changes requested after approval may affect pricing, timing, availability, and the final package.

DORSA may provide revised pricing or written confirmation before proceeding with any major variation. Minor substitutions or refinements that maintain the approved direction may be made without requiring a full re-approval.

Client Approval By signing this proposal, the client confirms they have reviewed the proposal.

Design Material and Intellectual Property Intellectual Property of DORSA

All proposal material, layouts, renders, moodboards, styling direction, item selections, written concepts, and design recommendations remain the intellectual property of DORSA unless otherwise agreed in writing.

The client may use the approved design material for the purpose of this project only. Proposal material may not be copied, reused, shared with other suppliers for replication, marketing, or used for another property without written permission.

DORSA may request permission to photograph or document the completed project for internal, portfolio, marketing, or case study use. No private address, personal details, or confidential client information will be published without approval.

Limitation of Liability DORSA’s liability is limited to the amount paid by the client for the relevant service.

DORSA will provide the service with reasonable care and skill. However, DORSA is not liable for indirect loss, market performance, resale outcome, rental outcome, buyer response, supplier delays, building restrictions, third-party conduct, or issues outside DORSA’s control.

Cancellation Any credit due will be assessed based on the stage of the project and any costs already committed.

If the client cancels after approval, amounts already paid may be used to cover design time, administration, workshop expenses, installation commitments, reserved stock, delivery bookings, and other costs already incurred.

Final Note and Recommendation

DORSA recommends Option Two - Essential Living Room Edit as the strongest balance for Tina’s living room. It delivers the sectional and dedicated window chair originally requested, while adding only the supporting pieces required to make the room feel finished.

Option Three remains available if Tina wants to keep the project strictly to seating. Option One is the stronger direction if the intention is to complete and photograph the room as a full DORSA New York placement.

For this initial New York Private Partner project, DORSA will include the performance-fabric upgrade, international delivery and installation pathway, virtual room-refresh consultation and three 12-month Friends & Family Passes at 50% off DORSA furniture.

The Private Partner pricing and New York freight allowance shown in this proposal are reserved until [10 calendar days from issue].

Once the preferred option is confirmed, DORSA will complete the availability check, issue the invoice, and begin locking the furniture direction, delivery, and installation pathway.
